North Lakes House Market Update

The North Lakes house market is performing strongly. The median house sale price sits at $1,005,000 over the past 12 months, with the current median value recorded at $1,179,423 as at May 2026, a 23.5% increase on the same time last year. To put that growth in context, the median house value in May 2017 was $513,015, meaning values have more than doubled over the past decade.

Homes are selling quickly, with a median of just 12.5 days on market, and 364 houses sold in the 12 months to March 2026. The majority of sales fall in the $800,000 to $2 million price range, with 157 sales recorded between $800,000 and $1 million and 186 sales between $1 million and $2 million. The upper quartile sale price sits at $1,201,250, while the lower quartile is $910,000, reflecting a relatively tight price band for a suburb transacting at this volume.

For those considering renting their property, the median asking rent for houses is $685 per week, representing a 5.4% increase over the past 12 months.

North Lakes Unit Market Update

The North Lakes unit/townhouse market has recorded some of the strongest growth figures in the suburb’s recent history. The median unit value reached $855,990 in May 2026, up 35% on the same time last year and more than double the May 2017 figure of $369,174.

The median unit sale price over the past 12 months is $756,250, with 66 units sold in the 12 months to March 2026. Units are moving quickly, with a median of 12 days on market. Sales are concentrated in the $600,000 to $800,000 range, which accounted for 36 of the 66 sales recorded. The upper quartile sits at $850,000, with the lower quartile at $668,525.

Median asking rent for units stands at $640 per week, with rental rates rising 11.8% over the past 12 months, a notably strong result for investors holding units in the suburb.
